To emphasize the geometric stepping, vertical striation of the façade panels becomes less dense as the building rises upward + outward.
The Rise is a mixed-use, multi-family transit oriented development in the Morgan Park neighborhood. The geometry is defined by a stepped massing + façade that creates an uplifting edge along Halsted + 113th with a ground floor retail + residential lobby, community room, offices. The structural facade is designed to be insulated precast concrete with integral color. To emphasize the elegant outward geometric stepping, the vertical striation of the façade panels becomes less dense as the building rises upward + outward, incrementally increasing from 4”, 8”, 12”, 24”, 36” from the 1st floor through 5th floor. The functions of the residential floors are legible though the façade articulation. Living spaces receive 6’-0” x 7’-6” Juliet Balconies, while sleeping spaces are defined by 4’-0” x 6’-0” fixed lights with 2’-0” x 6’-0” casement windows. The building mass screens 25 + 2HC on grade parking spaces accessed from a relocated mid-block curb cut on Halsted, + from the rear alley. The Rise seeks to increase density on the south Halsted corridor near existing + future transit assets which include CTA’s 8A and 108 buses and PACE’s existing 352 route and forthcoming PULSE rapid transit bus service, all of which connect to CTA Red Line stations. Additional nearby transit includes CTA’s 111 and 115 buses, the West Pullman Metra Electric station, and the forthcoming Red Line Extension. POP! Heights Park, a newly opened recreation amenity, is just north of 113th + Halsted. The 8.1-mile Major Taylor Trail can be accessed at 115th or 111th. The trail offers bike / hike / ski connectivity between the 257-acre Dan Ryan Woods-East Forest Preserve to the north + Whistler Woods to the south.
