Milwaukee Avenue Market Study

Project Description

The Milwaukee Avenue Market Study analyzed the 1.5 mile stretch of Milwaukee Avenue from I-94 to the north and Byron Street to the south for existing conditions, economic opportunities, identified viable development sites, and created marketing materials to attract businesses and investment to the corridor. The team was led by SB Friedman and the storefront analysis was provided by Goodman Williams Group. The project held 2 stakeholder community meetings, consolidated economic development incentives at the local, state, and federal levels, and analyzed the storefront stock and conditions.

Latent supported through studies of identified development sites and created final marketing materials that will be provided to the local chambers of commerce. Three new developments and two renovation sites were identified. The existing site was reviewed for zoning and density limitations before conducting massing studies of appropriate mixed-use and residential developments. Elevation, axon, and streetview drawings were created to help illustrate the potential increase in density and impact to the corridor.
