Western Avenue Neighborhood Center Market Study

Following the adoption of the Western Avenue Corridor Study by City Council in 2022, DPD embarked on a Market Analysis for the five identified neighborhood centers from the Study. These neighborhood centers are already existing hubs of concentrated mixed use activity within the neighborhoods along Western Avenue. The recommendations that came out of the Corridor Study promoted active ground floors, pedestrian and transit-oriented development, and higher densities. The team was led by AECOM to conduct real estate analysis for each neighborhood center and the corridor as a whole.

Latent played a pivotal role by producing customized marketing materials and designing walkability maps for each neighborhood center, emphasizing their distinctive features and accessibility. This strategic approach aimed to elevate the centers’ visibility and encourage developers and community members to explore the enriching experiences available in their local surroundings.
